During the Covid-19 Crisis, we will evaluate each deal individually, so the standard terms may not apply. You will know the terms up front so no surprises. We still have no junk fees as outlined above. Use this form to make an initial inquiry about your deal.
- First position only, always secured with real estate
- Rates and terms vary, depending on your experience level and the deal itself
- We provide 80-90 % of purchase money and 100% of rehab or construction funds
- We offer simple interest starting at 10% depending on the deal and your experience level, interest only payments
- 1.5-2 points usually paid at the end of the project
- 12 month-term, depending on the deal
- Up to 75% of ARV
- Minimum loan $100,000, maximum loan $1,000,000
- You must take title in an entity (LLC or Inc.)
- You must close with our attorney/title company
We do NOT lend in second position.
We do NOT lend on any property intended to be owner-occupied.
We do NOT lend on properties outside specified areas of Massachusetts and New Hampshire. Please look at Where We Lend before proceeding further.
We WILL consider cross-collateralization in lieu of cash.
